City of Shelbyville and Intend Indiana Announce Partnership to Develop Affordable Housing

Shelbyville, IN | November 1, 2024 – The City of Shelbyville is pleased to announce a strategic partnership with Intend Indiana, a nonprofit organization dedicated to advancing community development through innovative solutions in housing and economic opportunities. This collaboration aims to increase affordable homeownership options for low-to-moderate-income residents in Shelbyville, marking a significant step forward in the city’s commitment to neighborhood revitalization.

Through its Affordable HomeMatters initiative, Intend Indiana will lead the development of four new construction homes in Shelbyville, specifically designed for low-to-moderate-income homeownership. Two of the homes are being developed on properties deeded by the City of Shelbyville, while the remaining two were vacant lots acquired by Intend Indiana. This project is the first of its kind under the partnership between Intend Indiana and the City of Shelbyville, reflecting a shared vision to enhance access to quality housing and stimulate economic growth within the community.

The project has received significant state and local support. The Blue River Community Foundation has committed a $500,000 impact investment to Intend Indiana to support affordable housing development in Shelby County. The impact investment will enable Intend Indiana to plan a second phase of development while the first houses are underway, ensuring sustained affordable housing development in the community. The Indiana Housing and Community Development Authority (IHCDA) has also awarded $500,000 in HOME construction-gap financing to support the construction of the first four  homes. Each property will feature a minimum of three bedrooms and two bathrooms, with prices set between $170,000 and $185,000 for qualified buyers.

Invitation to Local Contractors: Meet & Greet Event

As part of this initiative, Intend Indiana and the City of Shelbyville are hosting a contractors meet and greet event, with a strong emphasis on engaging hyper-local contractors who are interested in contributing to future development projects.

By intentionally reaching out to Shelby County vendors, the City of Shelbyville and Intend Indiana are committed to creating positive ripple effects throughout the local economy. Working with Shelbyville-based contractors not only strengthens community ties but also promotes job creation, keeps resources circulating within the area, and supports the growth of small businesses that are the backbone of our city.

Local contractors will have the opportunity to learn about Intend Indiana’s development process, review upcoming Requests for Proposals (RFPs), and explore a specialized funding opportunity that could support RFP responses. This focus on engaging Shelbyville-based professionals ensures that the development of affordable housing also fosters long-term economic growth and prosperity for residents.
